怎么样的经纪人/经理是面向投资方的
This board (投资理财) recently had a lively discussion about what kind of Realtor is good for home buyers. I'd like to start a discussion about what kind of Realtor is good for investors. I'll start with my own experience and hope people can chip in for more stories, which is probably much better than going to a RE investment bootcamp.
Several years ago, I was playing CashFlow 101 game, and thinking about investing in rental. I would post on craigslist and look for people to play the game. For the few replies I get, more often than not, people would schedule a game, but not show up, or arrive late. I met 2 Realtors this way, and one of them is only interested in selling houses.
After some time, there came a guy who wanted to play. I showed up actually a few minutes late, but he's already there. That alone made me glad to meet him, since he's already different than most other people.
Then he told me that he's a RE investor, and a Realtor. I asked about his rentals, which turned out not so great, since it was just before the subprime crash. He did have a few good deals that were the latest deals, which were like the ones in the CashFlow 101 game. So, we played a game and kept contact.
After a half year, I was looking at a four-plex and I called the Realtor about the deal. I told him about the 4-plex, and he said that he could find better deals. So we looked at a few deals and I ended up buying a few.
The essence of this experience is, for a remote RE investor, to look for a realtor/property manager, look for somebody who himself is an investor. Such a Realtor/property manager would be able to see the deals from an investor's point of view. Not like the Realtor I blogged about earlier, who is more interested in making a successful transaction and getting paid. This kind of Realtor/property manager understands that since he's making money for the investor, the investor will come back for more. With this positive re-enforcement, the relationship between the realtor and investor becomes stronger.
