最近看了许多房子,发现大部分卖主以ZILLOW的z-estimate 为基准,定价。有的就是以Z-ESTIMATE为卖价,不多不少一个子儿。有的订偏高1。2万,有的少1。2万。可是,在一个下降的市场,zillow 数据偏离市场不少。
前天(8/1)刚好看到一房子,SUNNYVALE 的接近cupertino的好学区,按说较好学区的房价即使不涨,也该持平,更何况现在是以往的旺季,可是不然也。这个房子。前天zestimate=1.222MILLION,今天(8/3)已降到 1。16 million。
房子: 563 Alberta Av., CA 94087
4bed,3bath, 2186 sqft, lot 17,424 sqft, built 1960.
sold on 7/3/2007 at $1,059,000 ( 为什么原屋主才5天就又降价16k卖掉?搞不懂)

现在,来看在当时 7/3/2007 的ZESTIMATE: 从今天8月3日,ZILLOW'S DATA:
Charts & Data ZESTIMATE™: $1,160,311 30-day change: -$118,057
Which means, the house price is going down by 118,057 from the previous Zestimate, so, I can conclude that on 7/3/2007, Zestimate= 1,160,311+118,057= 1,278,368. However, on the same date, the house was sold at 1,059,000, which means, zillow overstated the house price by $219,368. i.e., 20.7% overstated the price.
